Who is Oceanside Manor best suited for?
Oceanside Manor is best suited for guests who want a spacious beach property with room to spread out and a quieter,
more relaxed beach experience.
It is a strong fit for:
Large families
Multi-generational groups
Two-family vacations
Friend groups
Golf groups
Wedding guests
Guests traveling with dogs
Groups who value private beach access
Groups who like having separate living areas

Families looking for a quieter beach area
It may not be the best fit for guests who need an elevator, want every bedroom connected by interior hallways, or prefer a
single-level layout.
What should guests understand before booking?
We want guests to love Oceanside Manor and arrive with the right expectations. Before booking, please note:
The home has 4 levels and no elevator.
There are stairs throughout the property.
Low Tide is a separate lower-level apartment and does not connect internally to High Tide.
The main lockable entrance to Low Tide is through a mudroom/shower-style area and then through one of the
bedrooms.
Low Tide also has sliding-door access from both the dining area and living room.
Parking is available inside the garage and directly in front of the garage.
The home can comfortably accommodate 4 vehicles and may accommodate up to 6 vehicles with careful parking,
depending on vehicle size.
Vehicles may not block the shared driveway, the sidewalk, or neighboring access.
The right-side driveway is shared and cannot be used for parking.
Starter supplies are provided, but guests should bring or purchase additional supplies for their stay.
For groups who are comfortable with those details, Oceanside Manor offers a spacious, flexible, and memorable beach
house experience with private beach access, ocean views, sound views, quiet beach days, and plenty of room to spread
out.
Is Oceanside Manor good for multiple families?
Yes. Oceanside Manor is especially well-suited for multiple families or multi-generational groups because it offers both
shared gathering areas and private separation.
The High Tide/Low Tide setup works well for:
– Two or more families traveling together
– Grandparents or in-laws who want a quieter space
– Adult children or teens who want their own area
– Golf groups or friend groups
– Wedding guests or reunion groups
– Guests with different bedtimes or morning routines
Is Oceanside Manor good for off-season stays?
Yes. Oceanside Manor can be a great off-season getaway. The home’s ocean views, sound views, private beach access,
hot tub, decks, board games, spacious layout, and separate living areas make it appealing beyond the peak summer
season.
Off-season stays are especially good for:
Long weekends
Couples’ trips
Golf groups
Holiday gatherings
Remote-work beach weeks
Family reunions
Quiet beach retreats
Engagements, anniversaries, and milestone celebrations
Peaceful beach walks
Sunrise coffee on the deck
Sunset photos from the upper rear deck
The Layout: High Tide & Low Tide
Can we rent only High Tide or only Low Tide?
Yes. Oceanside Manor is designed so the property can function as two separate spaces: High Tide and Low Tide. Availability
and booking options may vary depending on the season, calendar, and rental platform.
How many bedrooms and bathrooms are there?
The full Oceanside Manor property has 8 bedrooms and 5.5 bathrooms.
High Tide — Upper 3 Floors
– 5 bedrooms
– 4.5 bathrooms
– Main kitchen
– Main living and gathering areas
– Multiple decks
– Ocean views
– Sound views
– Sunrise and sunset viewing areas
Low Tide — Lower-Level Apartment
– 3 bedrooms
– 1 bathroom
– Full kitchen
– Living room
– Dining area
– Separate exterior access
Are High Tide and Low Tide Connected From Inside the House?
No. High Tide and Low Tide do not connect from inside the home. Low Tide has its own separate exterior access.
The main lockable entrance to Low Tide is through the lower-level mudroom/bedroom area. Low Tide also has front and back sliding doors off the dining and living areas, which guests often use during the day for easy access to the outdoor areas, beach gear, grills, and shared spaces.
This separate setup gives larger groups the ability to vacation together while still allowing part of the group to have a quieter, more private apartment-style space.
What is the layout of Oceanside Manor?
Oceanside Manor is a spacious 4-level beach home that can be enjoyed as one large vacation rental or as two distinct living areas: High Tide and Low Tide.
High Tide includes the upper three floors of the home and features 5 bedrooms, 4.5 bathrooms, the main kitchen, main living areas, decks, ocean views, sound views, and gathering spaces.
Low Tide is the private lower-level apartment-style suite. It includes 3 bedrooms, 1 bathroom, its own living room, full kitchen, dining area, and separate exterior access.
Together, the full property offers 8 bedrooms and 5.5 bathrooms, making it a great option for extended families, multigenerational groups, wedding guests, golf groups, friend trips, or families traveling together who want both shared space and privacy.
What should we know about the Low Tide entrance?
Low Tide has a unique but flexible entry layout. The main lockable entrance to Low Tide is through a mudroom/showerstyle area and then through one of the bedrooms before reaching the main living area, kitchen, dining area, bathroom, and other bedrooms.
However, Low Tide also has two convenient sliding-door access points: one off the dining area and one off the living room. Many guests use these sliding doors during their stay when they are coming and going from the beach, outdoor areas, or shared spaces and do not need to fully lock up the unit each time.
We want guests to understand the layout before arrival so there are no surprises. The benefit is that Low Tide functions like its own private apartment, with a full kitchen, living room, dining area, bathroom, sleeping space, and multiple ways to access the space during your stay.
Why is the separate Low Tide apartment a benefit?
The Low Tide apartment is ideal when your group wants to be together, but not on top of each other. It gives guests:
– A second full kitchen
– A second living room
– A separate dining area
– A quieter sleeping area away from the main upper floors
– More privacy for extended family, grandparents, in-laws, teens, adult children, or a second family A convenient setup for groups with different sleep schedules
For many groups, this “together but separate” layout is one of the best features of Oceanside Manor.
Does the house have an elevator?
No. Oceanside Manor does not have an elevator.
The home is 4 levels, so guests should be comfortable with stairs. The views, decks, and beach house layout are part of what make the property special, but it may not be the best fit for guests who have difficulty with stairs.
If your group includes elderly guests, guests with mobility limitations, or anyone who prefers to avoid stairs, please review the layout carefully before booking.
Beach Access and Outdoor Experience
What makes the beach access special?
Oceanside Manor has private beach access with a walkway leading to a quiet and peaceful stretch of beach. Because
there are no nearby public beach access points, the beach in front of the home often feels less crowded and more relaxed
than busier areas.
Guests can easily go back and forth between the house and the beach throughout the day.
Does Oceanside Manor have a private beach walkway?
Yes. Guests have access to a private walkway to the beach.
This makes beach days much easier. Guests can return to the house for lunch, bathroom breaks, naps, or forgotten items
without needing to pack up for the entire day.
There is also an outdoor shower head and faucet along the private beach walkway for rinsing off sand and beach gear.
Is an outdoor shower available?
Yes! There is an outdoor shower head and faucet conveniently located along the private beach walkway for rinsing off sand and cleaning off beach gear.
What is the gazebo deck near the beach?
The gazebo-style deck area near the beach is one of the property’s best outdoor features. It provides a shaded place to
sit, relax, enjoy a snack, or take a break from the sun while still being just steps from the beach.
The gazebo deck includes space for guests to gather and a table area that can be used for drinks, snacks, or casual
beachside meals.
Are there sunset views?
Yes. Guests staying in High Tide can enjoy beautiful sunset views from the 4th-floor rear deck. This deck looks toward the
sound and is a wonderful place to relax at the end of the day.
Are there ocean views?
Yes. Oceanside Manor offers beautiful ocean views from the front side of the home.
Guests can enjoy sunrise views over the Atlantic Ocean in the morning and may even see dolphins swimming offshore
when the ocean is calm.
Can we see dolphins from the house?
When the ocean is calm, guests can often see dolphins swimming in front of the house. While wildlife sightings can never
be guaranteed, dolphin watching is one of the special experiences guests may enjoy during their stay.
What is the High Tide Selfie Station?
The High Tide Selfie Station is the 4th-floor rear deck, one of the best photo spots at Oceanside Manor.
With sound views and beautiful sunset colors in the background, it is a great place to capture vacation photos. Guests
staying in High Tide are encouraged to take a photo, share their favorite sunset moment, and tag Oceanside Manor on
social media.

Yes. Oceanside Manor has a private hot tub.
Guests should follow all posted hot tub rules, keep the cover on when not in use, and avoid using glass in or around the
hot tub area.

amenities for Oceanside Manor guests.
If High Tide and Low Tide are rented separately, guests should be courteous and share common outdoor amenities
respectfully.
